Water Heater Not Working: Troubleshooting Guide

- Check your ground wire. Improperly grounded water heaters are a common cause of electrocution in Thailand. If you feel any tingling when touching the faucet or heater casing, turn off the breaker and call a professional.
Problem: No Hot Water At All
Check the Circuit Breaker
The most common reason for sudden loss of hot water is a tripped circuit breaker. Bangkok\'s electrical grid experiences voltage fluctuations, especially during thunderstorms in the rainy season, which can trip breakers.
What to do: Go to your breaker panel and look for the water heater circuit. If it is in the middle position or clearly tripped, switch it fully off, wait 10 seconds, and switch it back on. If it trips again immediately, there is an electrical fault — do not keep resetting it. Call a professional.
Check the Power Indicator
Most water heaters in Bangkok have a small LED light that shows when they are powered on and heating. If this light is off even when the breaker is on, the issue might be a faulty thermostat, a blown element, or a failed power connection.
Check the Thermostat Setting
Someone may have accidentally turned the thermostat down. Check that it is set to an appropriate temperature — typically 40-50 degrees Celsius for comfortable showering. If the dial moves but nothing changes, the thermostat may be faulty.
Problem: Water Is Lukewarm, Not Hot
Limescale Buildup
Bangkok\'s water is moderately hard, meaning it contains dissolved minerals that deposit on the heating element over time. This limescale coating insulates the element, making it less efficient. Eventually, the heater can only produce lukewarm water despite running at full power.
What to do: Limescale removal requires draining the tank and either replacing or descaling the heating element. This is a job for a professional water heater service technician.
Failing Heating Element
Heating elements degrade over time, especially in hard water conditions. A partially failed element may produce some heat but not enough. Replacement is straightforward for a qualified plumber.
Problem: Water Is Too Hot
Thermostat Malfunction
If your water is dangerously hot, the thermostat is likely not regulating temperature properly. This is a safety issue — water above 50 degrees Celsius can cause burns.
What to do: Turn the thermostat down. If it does not respond or the water remains dangerously hot, turn off the breaker and call a plumber. Do not use the heater until it is repaired.
Problem: Water Heater Is Leaking
From the Bottom of the Tank

From Pipe Connections

A small amount of water dripping from the pressure relief valve is normal — it releases excess pressure to prevent the tank from bursting. However, if it is flowing continuously, the valve may be faulty or the water pressure may be too high.
Problem: Strange Noises from the Water Heater
Popping, cracking, or rumbling sounds from your water heater are usually caused by limescale buildup on the heating element. As the element heats, it expands the scale, causing it to crack and pop. This is not immediately dangerous but indicates the element needs descaling or replacement.
Hissing or sizzling sounds could indicate a leak dripping onto the element. Turn off the power and investigate.
How Long Do Water Heaters Last in Bangkok?
Most electric water heaters last 5-10 years in Bangkok conditions. Hard water, power fluctuations, and high humidity all shorten lifespan. If your heater is approaching 8 years old and having frequent problems, replacement is often more cost-effective than continued repairs.
Signs it is time to replace rather than repair:
- Multiple repairs in the past year
- Visible rust or corrosion on the tank
- Age over 8 years with declining performance
- Leaking from the tank body (not connections)
- Strange metallic taste in hot water
Choosing a New Water Heater for Bangkok
If replacement is needed, consider these factors for Bangkok conditions:
- Size: A 3.5-4.5 kW unit is standard for a single shower. If you need to supply multiple bathrooms simultaneously, you may need a larger unit or multiple heaters.

- Safety features: Look for units with ELCB (Earth Leakage Circuit Breaker) built in and proper earthing connections. This is non-negotiable in Thailand.
